Because it doesn't seem to be that way. The vast majority of people who move to Indianapolis or any of the suburbs really like it. They really love it, actually. Indianapolis just ranked as the number 4 home buying spot in the entire country for 2026. But some people do leave, and I want to be the agent who tells you what those reasons are, honestly, the ones we've seen and heard and worked with people who have gone through.

People are moving into Indianapolis, Carmel, Fishers, Greenfield, Greenwood, Plainfield, Danville, you name it around Indianapolis. Some of them are coming for the lower cost of living, the space, the community feel they want, and of course jobs and opportunities as well. But the net is in. This video walks you through five real reasons people end up leaving the Indianapolis metro, what buyers need to know right now before they make an offer on a house and it becomes a lot more permanent, and what sellers need to hear if they actually want to close on their home in this market.

Fishers: Strong Job Market, Rapid Growth, and Car-Dependent Living

Fishers sits in Hamilton County, northeast of Indianapolis, and it's gone over 100,000 people now. The median home price is in the $400s, and the job market is strong. The Nickel Plate District downtown has some real walkability, and you'll see people out and about in that area. But outside of that pocket, life here is very car-dependent. The walk score ranks among the lowest in the area.

Homes are averaging 61 days on the market as of early 2026, compared to 35 days last year. That's nearly double. The I-69 and I-465 corridor sees heavy traffic, and the population growth has been explosive. Hamlin Southeastern Schools, which serves Fishers, has grown from around 10,000 students in the 1990s to over 22,000 today. That makes it one of the largest school districts in Indiana.

When a district grows that fast, boundary lines can move. Kids get reassigned to a different school than the one their parents picked the house for. That's a real consideration if you're buying for a specific school.

Why People Leave Fishers

The rapid growth is the main reason. A family looks at Fishers because it feels like a small town with local schools and a lot of open land around it. Then two years later, the field behind their house or behind their subdivision turns into another subdivision. That open space is where your neighborhood once was.

Relocation buyers are the main competition here. The demand that's keeping prices from really dropping off a cliff is coming from out of state. You can look at migration data on Redfin from late 2025 and into early 2026, and you'll see people coming from all over.

Carmel: Walkable Downtown, Fast-Moving Market, and Premium Prices

Carmel is north of Indianapolis in Hamilton County, and it's known for its Arts and Design District, city center, and walkable downtown area. The median home price is $550,000, up 4.7% year over year as of spring 2026. Homes are moving at about 18 days on the market. That's fast.

The population is up 12.8% since 2016, and the US 31 corridor is the main artery with heavy traffic. INDOT is currently running a major project called Level Up 31, which is rebuilding a lot of the ramps and sections of US 31 and the I-465 interchange just to address the congestion and some of the safety problems that have come up over the years because of the population growth.

Carmel's downtown areas are genuinely walkable. You can walk to a lot of places, and it's a very active, busy area. The city has strong life sciences and professional services jobs, and if you're in one of those industries, Carmel probably works in your favor financially.

Why People Leave Carmel

The price is the main reason. Carmel is more expensive than the surrounding areas, and homes move quickly. If you're not ready to move fast and pay a premium, you might look elsewhere. The higher prices mean you can absolutely get a lot more for your money in some other places.

The traffic on US 31 is also a real consideration. The construction is adding time to commutes that were already stretched a little bit. If you're working downtown or in a corridor that depends on US 31, you gotta build some honest commute time into your decision making.

Westfield: Fastest Growing City in Indiana with Traffic and Low Walkability

Westfield is north of Indianapolis in Hamilton County, and it's the fastest growing city in Indiana according to the US Census Bureau's 2024 population estimates. The number of residents is now pushing well past 50,000 and is adding roughly 3,200 new residents in a single year. The 2026 estimates are way past 60,000.

The median home price is $489,000, up 17.4% in one year. That's a huge jump. Homes are sitting for about 69 days on the market, compared to 43 days last year. The population has grown almost 60%, 59.3%, since 2016, just in 10 years.

Westfield Washington Schools has opened four new elementary buildings since 2015 just to keep up, and they've got a brand new middle school coming in 2027. When a district grows that fast, boundary lines can move. Kids get reassigned to a different school than the one their parents picked the house for.

Why People Leave Westfield

The rapid construction and development is the main reason. Fields are turning into subdivisions quickly, and the roads didn't grow at the same pace as the population. The US 31 corridor handles an enormous amount of daily traffic, and the construction itself is adding time to commutes that were already stretched.

The walk score is among the lowest in the area. There is a bus system in Indianapolis, but it's really limited. And in the suburbs, it is absolutely nonexistent. Life here is very car-dependent.

Westfield Market Conditions

In June of 2025, 45% of homes sold under asking, 38% sold right at the list price, and 17% were going over the list price. That 17% exists for absolute reasons. Those sellers really did a lot of the work that was needed on the house. It was super clean, very well staged.

If you're putting your home on the market in Westfield, you need a price for the market that exists right now. The days on the market have nearly tripled year over year. Every week that you sit on the market costs you money in carrying costs, and it's also going to affect your negotiating leverage.

Noblesville: Most Affordable in Hamilton County with Rapid Development

Noblesville is in Hamilton County, northeast of Indianapolis, and it's considered the more affordable city in Hamilton County. The median home price is $400,000, and homes are averaging 57 days on the market as of early 2026, compared to 20 days last year.

The population is roughly 80,000 people, and it's heading toward 100,000. The Midland Trace Trail connects to Westfield, and there's active construction and infill development happening. Downtown Noblesville is charming, busy, and very walkable. You'll see people out and about in that area.

Why People Leave Noblesville

The rapid growth is the main reason. A family looks at Noblesville because it feels like a small town with local schools and a lot of open land around it. Then two years later, the field behind their house or behind their subdivision turns into another subdivision.

Hamilton County, where you're gonna find the Big Four, Carmel, Fishers, Noblesville, and Westfield, issued more than 3,800 new single-family building permits in 2024 alone. That's according to the Builders Association of Greater Indianapolis. If you're moving here for a quiet, just that small town feel, you want to know what's going on with the county's planning and zoning commission. Check it out and see what's been approved. If you've got open fields nearby, and there's a significant amount of people close to those open fields, then it's likely some development is probably going to take place.

Zionsville: Charming Downtown and the Highest Price Tag

Zionsville is north of Indianapolis, and it's the most expensive of the group. The median home price is $649,000. The downtown has super charming brick streets and real neighborhood character. It's very walkable, and you'll see people out and about in that area.

Why People Leave Zionsville

The price is the main reason. You can absolutely get a lot more for your money in some other places. If you're looking at Zionsville and the price is a concern, you might look at Noblesville or Fishers or Westfield instead.

Indianapolis: Pockets of Walkability, World-Class Events, and a Strong Job Market

Indianapolis is the center of the metro, and it just crossed 2.2 million people. The walk score for Indianapolis ranks 31 out of 100, so fairly low. That puts it at 47th out of the largest cities in the country. But there are pockets where this is definitely better.

If you get into the Chatham Arch neighborhood near Mass Ave, that's just one of the more walkable neighborhoods you're going to find in Indianapolis where you can truly just walk out your door and walk to an awful lot of places around you and some unique places too. The Broadhurst, Meridian Kessler area has some high walkability where you can actually go to some places. Midtown is very genuinely walkable, and you're going to see people walking all over the place.

The city has world-class events. There's definitely a lot going on. I could actually go on and on for days and days and days about how much is actually going on in Indianapolis, but the pace is just a little bit different.

Indianapolis Job Market

The Indianapolis job market is genuinely strong. Unemployment is really low. Eli Lilly is one of the biggest employers in the country, and it's headquartered right here in Indianapolis. The life sciences cluster just around Indianapolis in general has about 350 companies and 29,000 jobs. Tech is expanding. Salesforce has a major presence here. And according to the Indiana Business Review, professional and scientific services grew about 5% between August 2024 and August of 2025.

This isn't a struggling job market. But according to the Bureau of Labor Statistics data from January of 2026, the average weekly wage in Indianapolis metro is $1,314. The national average is $1,436. That's a gap of about $122 a week. If you calculate that over the year, that's about $6,300.

Why the Wage Gap Matters

For someone relocating here from a high-paying tech hub, healthcare system, or maybe a corporate headquarters somewhere in a very major city, a major metro, and accepting a local offer in Indianapolis or somewhere around Indianapolis, the compensation package sometimes doesn't exactly travel with them.

There's also a structural shift happening in some traditional industries. Transportation equipment and motor vehicle manufacturing, both historical backbones certainly of the Indiana economy, saw employment drop 2.1% between August of 2024 and August of 2025. Leisure and hospitality fell 1.8%, and those are real reductions in some very real jobs that employ a large number of people.

The fastest growing job categories in Indianapolis are quite frequently in logistics and transportation. Those are important jobs, no doubt, but they tend to pay below the metro average.

How to Frame the Wage Gap

Here's how we frame this for our relocation clients. If you're in life sciences, pharma, tech, or professional services, Indianapolis probably works in your favor financially. If you're moving here for a local job in a really traditional industry or at a wage that's tied to the local market rather than your previous market, you need to run the numbers pretty carefully before you commit.

Why People Leave Indianapolis

A lot of people who move to Indianapolis come from big cities, big metros, and they could actually live without a car for a long time. Then they move to places like Fishers or Noblesville or Greenwood or Carmel, or even Indianapolis itself, and they just find out that life doesn't look exactly the same.

There is a bus system, but it's really limited. And in the suburbs, it is absolutely nonexistent. The walk score for Indianapolis ranks 31 out of 100. Some of the more popular suburbs like Westfield, Fishers, and Noblesville rank as some of the lowest and least walkable cities according to any of that walk score data you see out there.

Greenfield: Lower Cost of Living and More Space

Greenfield is east of Indianapolis, and people are moving in for the lower cost of living and space. It's one of the areas where relocation buyers are looking for more house for their money, and the gap between Indianapolis prices and what you can get in Greenfield is still real.

Greenwood: Affordability and I-65 Construction

Greenwood is south of Indianapolis, and people are moving in for the lower cost of living and space. INDOT launched the I-65 Safety and Efficiency Project in the spring of 2025 to deal with some of those peak hour backups. The long-term plan is genuinely good, but right now the construction itself is adding time to commutes that were really already stretched a little bit.

Plainfield: Space and Value West of Indianapolis

Plainfield is west of Indianapolis, and people are moving in for the lower cost of living and space. It's one of the areas where relocation buyers are looking for more house for their money.

Danville: Lower Cost of Living on the West Side

Danville is west of Indianapolis, and people are moving in for the lower cost of living and space. It's one of the areas where relocation buyers are looking for more house for their money.

Which Area Is Right for You?

The reasons we covered today are definitely real. Growth that changes a neighborhood faster than people expect, prices that aren't necessarily the steal they used to be, construction on the roads, super car-dependent lifestyle, and of course a wage gap that matters depending on what you do for work. But here's what I've seen over 30 years of doing this and living here. None of those things are gonna be deal breakers. They're just things that you have to plan for.

Here's how to think about the trade-offs:

Choose Carmel if you want walkable downtown areas, strong life sciences and professional services jobs, and you're ready to move fast and pay a premium.
Choose Fishers if you want a strong job market and the Nickel Plate District walkability, but you're okay with car-dependent living outside of that pocket.
Choose Westfield if you want the fastest growing city in Indiana and you're okay with rapid construction, traffic, and very low walkability.
Choose Noblesville if you want the most affordable option in Hamilton County and a charming, busy downtown, but you're okay with rapid development.
Choose Zionsville if you want charming brick streets and real neighborhood character, and the price tag isn't a concern.
Choose Indianapolis if you want pockets of walkability, world-class events, and a strong job market, but you're okay with a car-dependent lifestyle in most areas.
Choose Greenfield, Greenwood, Plainfield, or Danville if you want lower cost of living and more space, and you're okay with a longer commute.

Know the price spread by suburb or by area within Indianapolis. Carmel's at $550,000 median, homes are moving at about 18 days. Places like Noblesville and Fishers are in the $400s as a median, and homes are sitting for 57 to 61 days or so. Westfield's $489,000, around about 69 days on the market. Zionsville is the most expensive of the group, sitting around $649,000.

Use the time the market's giving you. We have days on market that are three times longer than they were a year ago. That means in some cases you have the ability to go through your proper due diligence, your research about the location, your research about the house, and make the whole process of buying the house a little more traditional and a lot less frantic.

Relocation buyers are a lot of what your competition is. The demand that's keeping prices from really dropping off a cliff almost anywhere, but especially in Indianapolis and some of the cities and towns that surround Indianapolis, is coming from out of state. You can look at migration data on Redfin from late 2025 and into early 2026, and you'll see people coming from all over.

If you're putting your home on the market, you need a price for the market that exists right now where you are. The days on the market have nearly tripled in some of the cities and towns around Indy and in Indy itself year over year. Homes in Noblesville are averaging 57 days on the market compared to 20 just last year. Fishers is at 61 compared to 35 last year, and Westfield's at 69 days compared to 43 last year.

The statewide sale-to-list ratio is 97.6%. That means on average, sellers are closing at about 2.5% below their asking price. Every week that you sit on the market costs you money in carrying costs, and it's also going to affect your negotiating leverage. The sellers who are getting really good outcomes right now are the ones who price accurately from the start, from day one.

Presentation has really almost always mattered, and it definitely matters now. The relocation buyer is oftentimes one of your best buyers right now. The relocation pipeline is still very real and it's still the main driver of demand in a lot of the areas around Indianapolis. If we look at the Metropolitan Indianapolis Board of Realtors data from just the last quarter in 2025, it showed closed sales up 11.4% year over year and pending sales up 18.7%. Inventory in a lot of places is really tight, and the demand is what's protecting home values in so many places.
